Where is it?
The new 131 Building is only a half block from the round-about on Main Street near the intersection of Third Avenue North and Bridge Street. We demolished an unattractive concrete-block building built in the ’60s in order to create this new building of lasting quality that actually contributes to the overall appeal of Downtown Franklin.

What does it cost?
Suites can also be leased for approximately $25 per square foot of rentable space.

What makes it worth the price?
What’s that old real estate adage? Location, location, location. This location is expensive and the quality of the construction unparalleled in the area. Many business owners realize the productivity that is gained from allowing employees to work in the environment of Downtown Franklin versus a typical corporate environment. People working in the historic district of this area love walking to breakfast, lunch or dinner, riding bikes in the many city parks, and the overall low-stress atmosphere.

What building amenities make it unique?
In addition to the underground parking, there is a large front porch with seating areas, a landscaped rear terrace with fountain, fireplaces and balconies for every major suite … and the list of unique features just continues.

What about parking?
With 26 underground parking spaces and 53 satellite parking spaces in a surface lot across the street, parking is more than abundant at the 131 Third Avenue building. Tenants will receive one underground parking space for every one thousand feet of space leased in the building. The parking lot under the building is accessed from the driveway off of Bridge Street. A sliding garage gate with keypad entry keeps the spaces private and safe from intruders. Use of the satellite lot, which is just behind the Shuff’s Music building across the street, will cost $60 per space per month. There is also ample street level parking available at no cost. Can my company have its own signage?
Yes. Every office suite in the building will have a permanent placement on the building sign.
